I hear comments like this all the time from property owners.
In both instances the first thing I recommend is having me do a Comparative
Market Analysis, or CMA, of the property.
How does the CMA process work?
I meet with the seller at the property to gather as much information
as possible about the property. I also take some pictures. Back at my
office I find properties that have sold in the past year that are similar
to the property in relation to square feet, age of the property, and location
of the property. Then I compare the subject property to all of the comparable
properties to determine the market value of the property. The market value
will tell you what the property is worth today in the real estate market.
I then meet with the seller again to present the results of the CMA.
How
much does a CMA cost?
There is no charge to have me do a CMA. Some property owners like to have
several Realtors provide them with a CMA and I encourage them to do so.
I’m
going to list my house with the Realtor® that comes in with the highest
CMA!
This is a huge mistake made by many property owners. My goal
is not to give sellers the highest suggested list price, my goal is to
tell sellers honestly what the value of their property is currently on
the market. Overpriced property continually sits on the market and does
not move many times until the property owner reduces the property below
market value.
